Terms of Use

The agreement between you and dwella for using the service.

Last updated: 11 September 2026

1. About dwella

DWELLA GROUP UK LTD, trading as dwella (“dwella”, “we”, “us” or “our”), operates the UK online rental marketplace available at dwellauk.com.

Company number: 17457319

dwella helps people find rooms and whole homes to rent and find other people to share a home with.

dwella provides an online platform that enables users, landlords, agents and other advertisers to publish and discover listings, communicate and arrange potential rental opportunities.

Unless we expressly tell you otherwise, dwella is not the landlord, letting agent or property manager for properties advertised on the platform.

We are not a party to any tenancy, licence, lodging agreement or other rental agreement entered into between users, landlords, agents or advertisers.

dwella does not currently collect rent, deposits or holding deposits on behalf of landlords, agents or members.

Email: dwellauk@outlook.com. You can also contact us through the contact page on dwella.

2. Accepting these terms

By creating an account or using dwella, you agree to these terms and to our Community Guidelines, Privacy Policy and Cookie Policy. When you register we record that you confirmed you are 18 or over and accepted the current version of these terms and the Privacy Policy. If you do not agree, please do not use the service.

3. Who may use dwella

You must be 18 or over and legally able to enter into a contract. dwella is currently operated as a women-focused community and access is intended for women. You must give accurate information about yourself when you register.

4. Your account

  • You are responsible for everything done through your account.
  • Keep your password and any sign-in link private and do not let anyone else use your account.
  • Tell us straight away if you think someone else has access to your account.
  • One person, one account. Accounts may not be sold, shared or transferred.

5. Your profile

Your profile, including your flatmate preferences and photographs, must describe you honestly and must be content you have the right to use. Other members rely on it when deciding whether to contact you or view a property with you.

6. Advertisements for rooms and properties

  • You may only advertise a property you own, rent or are otherwise entitled to advertise.
  • Listing details, including rent, deposit, availability, bills and the type of agreement offered, must be accurate and kept up to date.
  • Photographs must show the actual property being advertised and must be current.
  • The location information you give is used to show an approximate area and map on the advert, and to work out nearby transport. Exact address details stay private and are only shared as described in the Privacy Policy.
  • You are responsible for complying with the law that applies to letting your property, including safety, licensing and deposit protection requirements.

7. Accuracy of listings and profiles

dwella does not inspect properties and does not check that listings, landlords, agents or the information in any profile are accurate or lawful. Content on dwella is provided by users. You should make your own checks before agreeing to anything.

8. Verification and the Verified dwella member badge

Verification is optional. If you choose to verify, you upload the identity photographs we ask for, they are stored privately, and authorised dwella staff review them and record an approval, rejection or request for more information. Your uploaded photographs are deleted automatically once that decision is completed.

Verification is used to help confirm your identity, that you are 18 or over, and your eligibility for the dwella community. The Verified dwella member badge means only that the account has completed dwella's verification process at that time. It is not a guarantee of anyone's honesty, behaviour, safety, compatibility, or of the legitimacy of any property. Please keep using your own judgement with every member, verified or not.

9. Compatibility scores

Compatibility scores are generated from the information and preferences members give about how they like to live. They are a discovery aid to help you decide who to talk to. They are not advice, not a scientific or psychological assessment, and not a guarantee that two people will get along or live well together. They should never replace your own judgement.

10. Connections, messages and Groups

You can save profiles and listings, send and accept connection requests, and message members you are connected with. dwella Groups let a small group of members search together, save properties, vote on them and chat in one place. Anything you share in a Group can be seen by every member of that Group.

We do not routinely read or monitor private messages, though we may access reported messages in order to investigate a report.

11. Enquiries, viewings and safety sharing

You can send an enquiry about a listing and arrange a viewing through dwella. Where a viewing is confirmed, the people attending are given the information they need to attend. You can also create a share link so someone you trust knows where you are going.

Arranging and attending a viewing is your decision and your responsibility. Please read our safety guidance first. Before you commit to anything, make your own checks: who the landlord is, whether the deposit will be protected, what type of agreement you are being offered and what it means for your rights.

12. Things you must not do

  • Post false, misleading or fraudulent listings or profiles.
  • Harass, bully, threaten, abuse or sexually harass anyone.
  • Discriminate against anyone unlawfully, or post hateful content.
  • Ask other members for money, deposits or holding fees outside a genuine and properly documented rental arrangement.
  • Send spam, advertising or unsolicited promotion.
  • Impersonate anyone, or use someone else's photographs or identity.
  • Share another person's private information, including a property's private address details, without permission.
  • Scrape, copy or bulk-extract content from dwella, or attempt to interfere with the service or its security.
  • Use dwella for anything unlawful.

13. Community standards, reporting and blocking

Our Community Guidelines form part of these terms. Every profile, listing and conversation has a report option, you can block another member, and you can also contact us directly. We review reports and take the action we consider appropriate, which may include removing content, restricting features, suspending an account or removing it permanently.

14. Third-party landlords, agents and advertisers

Where a listing is placed by a landlord, agent or other third party, your dealings are with them and not with dwella. We are not responsible for their conduct or for any agreement you enter into with them. Advertisers remain responsible for the accuracy and legitimacy of their adverts and arrangements.

15. Money, rent and deposits

dwella does not handle rent, deposits, holding fees or any other payment between members, landlords or agents, and there is currently no charge for using dwella. Nobody at dwella will ever ask you to send money to us for a property. If someone claims to be from dwella and asks for money, please report it.

If dwella charges for its own services in future, the price and payment terms will be shown to you before you pay.

16. Rental agreements

Any tenancy, licence or lodging agreement is between you and the other party to it. dwella is not a party to it, cannot enforce it and does not provide legal advice.

17. Intellectual property

The dwella name, logo, design and software belong to us or our licensors. You may not copy or reuse them without our written permission.

18. Content you post

You keep ownership of the content you post. By posting it you give dwella a licence to host, display and use it as needed to run and promote the service. You confirm you have the right to post it. We may remove content that breaches these terms or the Community Guidelines.

19. Suspension and ending your account

You may close your account at any time in your settings. We may suspend or remove an account where we reasonably believe these terms or the Community Guidelines have been breached, or where it is necessary to protect other members.

20. Availability of the service

We aim to keep dwella available and working well, but we cannot promise it will be uninterrupted or error free. Features may change, and parts of the service may be limited from time to time.

21. Our responsibility to you

Nothing in these terms limits liability that cannot lawfully be limited, including for death or personal injury caused by negligence, or for fraud. Subject to that, and because dwella only introduces people to each other, we are not responsible for the conduct of other users, for the condition, availability or legality of any property, or for any agreement you enter into with another user.

Your rights as a consumer under UK law are not affected by anything in these terms.

22. Changes

We may change the service and these terms. Where a change is significant we will tell you and may ask you to accept the updated version. Continuing to use dwella after a change means you accept the updated terms.

23. Law and jurisdiction

dwella is operated from the United Kingdom and these terms are governed by UK law. Nothing here removes any right you have to bring a claim in the courts of the part of the UK where you live.
